Why it is a different job

The floor is fine. The finish is what wore out.

Almost every hard floor in a commercial building is carrying a coating, and that coating is the part that wears — not the vinyl, tile or concrete beneath it. It is meant to. Sealer is sacrificial, and once traffic has cut through it the floor stops being cleanable: you are mopping a surface that has already gone, which is why a tired commercial floor looks no better the day after a clean. Recoating on a schedule costs a fraction of replacing the floor.

The second difference is access. A domestic job can take as long as it takes; a clinic, a classroom or a trading floor cannot. That changes the method, not just the timing — coats have to be planned around cure times so the area is genuinely walkable when you reopen, and where a floor cannot be closed in one go we work it in sections across several visits instead of promising something we would have to rush.

Comparing quotes? Ask each contractor how many coats they are allowing and how long between them. It is the fastest way to tell a real strip and seal from a mop and a gloss.

Offices

Reception areas and lift lobbies take the first impression and the most grit off the street. Corridors wear in traffic lanes down the middle while the edges stay clean, which is what makes an office floor look patchy rather than dirty.

Cleaned after close or overnight, so no desk loses a working day.

Medical centres

Waiting rooms, corridors and treatment areas are almost all vinyl or sheet vinyl, chosen so it can be sealed and wiped down. Once that seal wears through, the floor stops being cleanable and starts holding everything that lands on it.

Strip and seal between clinic days, with the floor back in use before opening.

Schools & childcare

Hard floors in classrooms, halls, corridors and wet areas take a level of traffic no home floor sees, concentrated into short bursts. Childcare rooms need the finish intact, because a worn seal is a floor that cannot be properly sanitised.

Scheduled into term breaks, pupil-free days and school holidays.

Retail & shopping centres

Customer-facing floors are judged constantly and never closed. Entrances carry the water and grit in, and tenancy floors are usually vinyl or tile that has been polished thin by trolley and foot traffic.

Worked in sections or after trading, so the floor is never closed off entirely.

Warehouses & industrial

Concrete slabs collect oil, rubber from forklift tyres, and a grey film that mopping only spreads. Line marking and loading-dock aprons take the worst of it, and an unsealed slab keeps releasing dust until it is dealt with.

Machine scrubbed and acid washed around shift patterns and stock movements.

Restaurants & hospitality

Kitchen floors and the grout around them absorb grease that goes hard and holds odour. Front-of-house tile shows every mark under low lighting, and non-slip surfaces trap exactly what makes them non-slip.

Cleaned between service or overnight, kitchen ready for the morning.

Gyms & fitness

Rubber matting, changing rooms and wet areas hold sweat and the smell that comes with it, and neither responds to surface cleaning. Studio and reception hard floors take the grit that walks in from the car park.

Done in off-peak windows or overnight for 24-hour sites.

Strata & body corporate

Lobbies, corridors, stairwells, car parks and pool surrounds are the floors every owner sees and nobody is individually responsible for. On the coast they also carry a salt film that ordinary cleaning smears rather than lifts.

Vacancies, end-of-lease cleans and pre-inspection work run to somebody else's deadline. What you generally need is not just a clean floor but written evidence of one, before the tenant disputes the bond.
